Updated Kitchen and Bathroom

This is probably not breaking any news, but buyers love modern/up-to-date kitchens and bathrooms. Whether that means all stainless steel appliances, brand new cabinetry, a waterfall shower, or all of the above, making sure your kitchen and bathrooms are up to snuff will pay off big time. Unsurprisingly, 81% of real estate professionals said that their buyers viewed updated kitchens and bathrooms as vital home components.

Open Floor Plan

Everyone knows open floor plans are in demand these days, but did you know that 59% of real estate professionals polled said that it was one of the most important features for buyers? If you really want to commit to this ideology, perhaps you’ll consider taking out a non-essential wall or even removing a kitchen island, but it’s probably best to consult with an expert before doing anything drastic.

Walkable Communities

We’ve all heard the key to real estate value: “Location, location, location.” But why is location so important? Part of it, in many areas, is the value of being able to walk to the center of town, to great restaurants and entertainment, and more. Let’s take a look at this chart to see which areas in which home values are most positively affected by more walkable locations. 36% of professionals said that buyers viewed walkability as a vital ‘feature.’

Energy Efficiency

Who doesn’t like to save money on energy bills every month? There’s no downside to having an energy-efficient home! Whether you switch over to a residential solar system, introduce artificial turf to save water, or simply install energy-efficient lightbulbs throughout the house, a move toward energy efficiency will have a positive effect on your home while you live there and when you’re ready to sell. 20% of real estate professionals said they thought buyers saw energy efficiency as a very important feature.
