If you're planning to sell your home, you may be considering hiring your own home inspector prior to listing your home. Most home buyers choose a home inspection. In fact, for many mortgages, a home inspection is a requirement. But as a home seller, is hiring a home inspector worth it? 

A pre-inspection will typically run homeowners between $300 and $700 in the Reno area, depending on the type of inspection and the size of the home. You should expect to pay more for mold inspections and testing, pest inspections or any other specialized inspection. But having an inspection completed prior to listing your home could avert stress later.

There are several benefits of a pre-inspection. If the inspector finds problems, you will have more time to fix them. This also gives you time to get several bids from contractors. If you are working with a tight closing schedule and a problem that needs to be addressed before close, you may be forced to hire the contractor that can address the problem quickly, regardless of the cost. A pre-inspection also shows potential buyers that you have been proactive in making your home ready for new owners. You can include receipts and invoices from the repairs in the listing documents. Ideally, a pre-inspection will mean you have fewer surprises when the buyer has their home inspection.

If you decide on a pre-inspection, don't expect everything to turn out perfectly. Just because you had your home inspected before you list it does not mean that the buyer's inspector won't discover something that your inspector missed, or didn't see as a problem. Home sellers are required to disclose issues they know about. Getting a pre-inspection could bring those issues to light and could potentially scare of buyers before they even hire their own inspector. 

Ultimately, the choice to have a pre-inspection is the home sellers and whether they want to manage things before or as problems arise.
