Fall offers home sellers unique home decor to use for decorating and staging your home. But before you rush out and purchase a cart full of pumpkin decor, consider if seasonal decor helps a home sell or makes it more difficult and how you can make it work to your advantage. 

Seasonal decor is temporary. Even in today's hot market, professional photos are key. Sometimes homeowners choose to have the home's professional photos taken several weeks before the home is listed, so they can start packing and the photos show the home at its best (without boxes or moving supplies around). If your professional photos are taken mid-November with all of your fall decor up, it will look like a dated listing if the property hits the market in December. Consider your listing date when you work with your real estate agent to schedule your photos. 


Decorate judiciously. The plaids, rust colors, and harvest decor typically creates a warm, cozy atmosphere. Cackling witches as you step onto the porch, less so. Even if you have a special fondness for Halloween, discrete, generic decor is typically more appropriate and accepted by the general public. The last thing you want as a home seller is to turn off potential buyers because they can't see themselves at home in your house. 



Maximize lighting.  As we lose hours of daylight in the fall, make sure your home still shows well, especially for those evening showings. Replace any burnt-out light bulbs, clean light fixtures, or upgrade fixtures that are dated. Make sure the porch and outdoor areas are well lit. Solar lights work well for illuminating dark pathways. 

Focus on curb appeal. As trees lose their leaves, we're faced with a two-fold task: keeping the yard cleaned up and creating curb appeal in what could be a barren landscape. If you don't have evergreen plants in your yard, consider adding pops of color with fall-hardy plants like mums. Your front porch could become a focal point with a fall-themed wreath or decor, and porch lights should be cleaned up and turned on.
