It can take months of planning to sell your home, even in today's hot market. If you are considering selling your home in the new year, take the relative calm after the holidays to prepare your home for selling. Small updates and organization now can help you get top dollar when it comes time to sell. 

Here are our tips for preparing to sell your home: 

1. Take inventory of needed home repairs. That dripping faucet or worn paint can be a turnoff for buyers. While you don't need to completely overhaul every room, a fresh coat of paint, new flooring, and deep cleaning can make a difference in your asking price. Inventory anything that needs to be updated or repaired, then make a timeline and start budgeting, if necessary. 

2. Remove clutter. A lazy, post-holiday weekend is the perfect time to tackle any clutter you have laying around (or tucked into closets). This is also a great time to take an inventory of your clothing and donate anything that's been outgrown or your family no longer wears. 

3. Shop post-holiday sales. Linens, furniture, and home decor typically go on sale after Christmas. Stock up on new bedding, curtains, rugs, and decor that might freshen up your home's look. 

4. Clean up the landscape. Yes, winter in Northern Nevada can be cold and wet. But this can also be a great time to lay the infrastructure for updated landscaping. Clean out garden beds, add outdoor lighting, and trim back any overgrown shrubs. You'll want to add fresh plants and mulch before you list your home, but now is a great time to get the basics done. 

5. Prepare your paperwork. It's time to start organizing your receipts and other documents. It's much easier to organize your HOA paperwork, warranty information, and home repair documentation now than when you're in the process of packing and looking for another home. 

6. Work with a Realtor. You might think it's too soon to start interviewing real estate agents, but it's really not. A good Realtor will give you an idea of what your home is worth in today's market and can help you decide what, if any, updates you should make to your home. If you're going to be moving locally, this agent can also help you in your home search. Always ask for references and make sure your Realtor has experience selling in your neighborhood.
