But this wasn’t the case in 2020—the economic shutdown created the perfect storm. Sellers were hesitant to sell, and many people were moving from more populated areas searching for space and better quality of life, which caused available inventory to plummet and housing prices to skyrocket across the country.

Condominiums offer buyers the opportunity to own real estate in Incline Village for less than the price of most single-family homes and with less maintenance. So, it’s easy to see why they’re one of the most popular segments of the market. If you read our last blog on the “crazy” leaving the Reno Sparks real estate market, then you know that housing prices and supply are beginning to stabilize.

This stayed true in August 2021, when the market continued to shift from the beginning of the year. Active inventory is up, and the rate at which median prices are increasing is slowing, which many buyers will appreciate. While the median home price increased month-over-month, the rate of increase slowed to 1%—a decrease compared to June when we saw a more than 5% increase month-over-month.

Our local housing market has good news for buyers with another monthly increase in standing inventory to help meet the sustained high demand. Here are the latest statistics for the single-family home market in the Reno/Sparks area.

As of October 1st 2021, there were 541 homes available for purchase, which is an increase of 12% over last month and the sixth consecutive month of increased inventory. There was also a significant increase of 27% compared to this same time last year. Demand for homes that are coming to market is one of the biggest causes for the low inventory that we are seeing today, but the market is starting to somewhat stabilize as the demand is satisfied.
