The Reno-Sparks real estate market, priced $1 million and higher, continues to see a shortfall of inventory, in particular luxury new construction. The average price per square foot of homes selling in today's market is $345.07. As the cost of building materials and labor continue to increase, we will likely see this number go up. 

Our lifestyles may be changing for the long term and the things we desire in our home are also changing. Dickson's partner, Luxury Portfolio International, reports the most-desired amenities that appeal to affluent home buyers are also evolving. Here are the top 4 trends:

  • Gym/Fitness Area- up 54%

Our local housing market is still going strong as we enter into this fall season. Here are the latest statistics for the single-family home market in the Reno/Sparks area:   

Days or Months of Inventory is the amount of time it would take to exhaust all available homes for sale if no additional homes came into the market. For homes priced under $300,000, we have a remarkable 7.5 days of inventory, and for homes in the range of $300,000 to $600,000, inventory is only 13 days. While the low inventory represents a very real challenge for buyers, now is an extremely good time to sell a home in either of these price ranges, with little competition and multiple offers being received on many listings.

There were 425 homes active on the market and available for purchase (not in contract or escrow) at the end of September, which was an 8% decrease from August and a staggering 67% decrease from September 2019. Our market has had a steady decline in inventory since April, which is contributing to higher prices and hurting affordability. Fortunately, mortgage rates are remaining at near all time lows, which brings some relief to buyers.
