Dickson Realty has released our Mid-Year 2018 Luxury Trends for the Reno/Sparks Nevada. For the first six months, we had almost a 78% increase in the total number of units sold over the same time last year. Let’s take a look at Median Price and Days on Market trends over the past 6 months in the greater Reno-Sparks area. These statistics exclude Condo sales and focus only on single family home sales activity in the region.
According to the Reno-Sparks Association of Realtors, the median price increased by $10,000 to $385,000 from May to June. That is a new record for median price of single family homes in Reno/Sparks. It has increased by almost 16% since June of last year. This year-over-year change highlights the strong demand for housing being driven by low housing inventory, low mortgage rates and continued economic growth.

Reno/Sparks area Realtors sold 572 single family homes in June, which was not a significant change from May, but was a 24% decrease in sales compared to this time last year.
In June, the number of available homes increased nearly 10% to 924 homes. Although this helps provide some relief to buyers, the available inventory is also down by over 20% when compared to June of last year. With fewer listings year over year and continued growth in the region, the economics of supply and demand are impacting the median price and days on market.

Our market has heated up as the summer selling season gets into full swing. As of July 2nd, there were 1,029 homes available for purchase in Reno-Sparks, which is nearly a 26% increase from May. However, our inventory is still less than this time last year. Over 70% of available homes have asking prices below $600,000.
Absorption Rate, or Days of Available Inventory, is the amount of time it would take to sell off existing homes for sale if no additional homes entered the market. The National Association of REALTORS considers 5 to 6 months of inventory a healthy market, where neither buyers nor sellers have a distinct advantage.
