Let’s take a look at Median Price and Days on Market trends over the past 6 months for single family homes in the greater Reno-Sparks area. These statistics exclude Condo sales and focus only on single family home sales activity in the region.

According to the Reno-Sparks Association of Realtors, the Reno-Sparks area experienced a 3.7% decrease in median price from $347,854 in August to $335,000 in September. This price was 8.1% higher than September of last year, and 17.5%, or $50,000 higher than September, 2015. These year over year increases underscore the strong demand for housing being driven by low housing inventory and continued low mortgage rates. Let's review the Reno-Sparks real estate market, comparing month over month activity from August to September 2017, and comparing year-over-year to September 2016.

According to the Reno Sparks Association of Realtors, the Median Sold Price for single family homes and condos in the Reno/Sparks area decreased by 2.3% to $318,750 through September. Despite the small decrease, we see an 8.1% increase when we compare this price to a year ago. The sustained demand and low inventory will continue to drive prices up in the long term. If you are thinking of selling, now is a great time, as lower inventories mean less competition for the homes currently listed for sale.

Market activity in the Reno/Sparks area for Single Family homes should begin to cool off in the last quarter of the year, which is the typical seasonal trend. However, the continued strong demand and constrained inventory of affordable homes to purchase continues to drive a Seller’s market in many price ranges and neighborhoods. Let’s take a look at the details.

There were 1,820 homes available at the end of September. This a decrease of 6.8% when compared to August, and down a staggering 25% when compared to this time last year. Next, we will look at the number of units sold.

Demand for affordable housing in Reno-Sparks is high, and supply is low. This creates a challenging environment for home buyers and sellers alike. Let’s take a look at our local housing inventory and year to date sales statistics by price range.

As of October 2nd, there were 1,044 homes on the market that were Active and Available for purchase. This is 3.1% fewer homes than the 1,077 on the market at the end of August and a staggering 35% fewer than the 1,602 homes on the market at this time last year. Sixty-six percent, or 692 of the homes on the market today have asking prices under $600,000, and less than 20% of the homes on the market have asking prices below $300,000.
