Reno, Nevada: Best Low-Key Hideout. That's not only my opinion, but the published opinion of Outside Online. In an article featured this week, Reno was listed as one of the 25 best towns of 2017. Pretty impressive. But we knew that. 

After covering the basic statistics of our fair city, the article continues with all of the outdoor amenities nearby, including the world's tallest climbing wall at Whitney Park Hotel, mountain biking and kayaking opportunities. There was a shout out to the Mid-Town neighborhood, a few excellent restaurants and Reno's economy, specifically Tesla's Gigafactory.

According to the Reno Sparks Association of Realtors, the Median Sold Price for single family homes and condos in the Reno/Sparks area increased by 3.9% from April to May to $319,000. When we compare this price to a year ago, we see a 9.6% increase, validating the continued strong demand for real estate in the Reno Sparks region. While the year over year increases are having an impact on affordability, it is important to note these increases are being fueled by sustainable economic growth and new jobs. With summer nearly upon us, additional new home construction should begin appearing on the market over the next few months to help meet some of the demand. Market activity in the Reno/Sparks area for Single Family homes in May is heating up along with the weather. This is typical for the late spring and early summer months. Let’s take a look at the details.

There were 2,037 homes available at the end of May. This is a 2.8% increase in available inventory when compared to April, and a 20.6% increase from January’s inventory. Local housing inventory and affordability continue to be topics of conversation in the real estate industry, both nationally and locally. Let’s take a look at what’s happening in the Reno-Sparks market area.

As of May 30th, inventory of homes that are Active and Available is unchanged from the beginning of May, up 4.9% from the beginning of April, but down 16.8% from this time last year. The total number of homes active and available is 1,031. Sixty-nine percent, or 711 of those homes, have asking prices under $600,000.

Now, let’s talk about absorption rate by price range. The Absorption Rate, or Days of Available Inventory, is the amount of time it would take to sell off existing homes for sale if no new homes came onto the market.
