Let's take a look at the existing housing inventory and sales statistics by price range for the Reno-Sparks area, as of September 26th.

The lack of local real estate inventory has been a main topic of conversation for many months. However, in September the trend of small month over month increases in available homes for sale continued. A year ago, there were 1,366 homes available for sale. At the same time this year, we have just over 1,600 homes available.

In the price ranges below $600,000, where 95% of sales occur, demand is still strong. A small increase in the number homes available for sale in these robust price ranges should not negatively impact demand, but I encourage my sellers to work closely with me on pricing.

Fall is in the air, even if our daytime temperatures are all over the place. The cool nights and shorter days mean one thing: Pumpkin Spice Lattes. It also means that it's time to start thinking about preparing your yard for winter. If you are in the process of selling your home or plan to sell your home over winter, these fall yard maintenance tips are even more important. Just because the seasons are changing doesn't mean your yard needs to look unkempt. Check out these ten tips for fall yard maintenance. 

1. Water regularly. Until temperatures fall below freezing, keep watering your lawn. If yours is the only home on your block with a brown lawn, buyers may think there is something wrong. Trees, shrubs and other plants will need water all winter.

At the end of August, the median home price for the Reno-Sparks region dropped slightly to $310,000, a 2.8% decrease from July, but a 6.9% increase from August 2015. Strong demand for housing, low mortgage rates and healthy job growth in the region will continue to drive median price up over the long term, especially in the most affordable price ranges and areas of town.

The Average Days on Market for August ticked down by a day, to 86 days. We have been hovering near the limit of how fast inventory can turn over for the past few months. We expect the Days on Market to remain low in the coming months, before the typical seasonal increase in Days on Market that we experience in the late fall and winter months.

Market activity for August 2016 was down for the 2nd consecutive month, but still largely unchanged from the summer season peak.

There was a 3.4% decrease in available listings when comparing July to August. The 2,230 available listings at the end of August also represents a 4.2% decrease from the peak of the season in June.

In August, Reno/Sparks area REALTORS sold 569 homes, which was 4.2% fewer homes sold than in July. This was the 2nd month of decline in the number of homes sold and a 13.7% decrease from June’s peak of 660. Fewer home listings available on the market will continue to cause a decrease in units sold.
