According to the US Census, more people move during the summer than any other time of the year. A large multi-use project titled West Second District was recently proposed to City Council, providing the potential for vital redevelopment in the western neighborhood of Downtown Reno.

The proposal encompasses approximately 16 acres (over 5 million square feet) of land and will cost approximately $1.2 billion.  The project will incorporate partial or whole parcels spanning from W 1st Street to W 3rd Street north/south and N Arlington Avenue to Washington Street east/west.

The proposal includes plans for residential, office, retail, hotel, parking and common areas:

  • Residential: 2,353,329 sq. ft. (1,800 – 2,000 units)
  • Retail: 245,240 sq. ft.
  • Office: 447,363 sq. ft.

In a seller's market, home buyers need to be willing and able to act fast to snag the home they want. This spring, areas across the country are facing a limited number of homes for sale. Realtor.com® offers up a cheat sheet for surviving a seller's market.

By the end of March 2016, the median price for the Reno-Sparks region climbed to $296,000, which is the highest we have seen since the recession.  This is a significant milestone for the Reno/Sparks market ever since the median sales prices began to hover around the $290,000 mark beginning July of last year.  The new record for median sales price broke the previous record of $292,000 set in November 2015.

The average Days on Market recorded a mark of 93 days, which is a 19% decrease from the 115 Days on Market from February.  The average Days on Market usually trends downward this time of year after peaking in the winter months.

Home values are creeping higher and higher. The Reno-Sparks area hit an all time home value high last month and as a buyer, you're worried about being outbid or not even having the opportunity to make an offer on your dream home.
