The median sales price for single-family homes and condos sold in October 2015 slightly decreased when compared with September. However, the median sales price is significantly higher for September and October this year compared to last year.

Housing-Market-Update-Featured-ImageThe average days on market for homes slightly increased from 84 to 96 between September and October, and the average days on market for condos also increased slightly from 83 to 87 over the same time span.

A decrease in months of inventory for single-family homes in our region means the market will likely continue to be in a seller’s market as we enter 2016. The Reno and Sparks area remains an especially strong seller’s markets for homes priced less than $600,000.

There were 1,778 available listings for October, which is a 6-month low. The number of available listings has decreased now for the past two months. From spring through summer, we had a steady increase in until August, when the trend changed course as we began to head into fall months.

The 6-month trend of sold properties has fluctuated more often than the total number of available listings. October ended with a total properties sold number of 528.  The market witnessed a low of 525 in August and a high of 657 in June over the past six months.Active Reno-Sparks November 19 2015
