The Reno, Nevada housing market doesn’t remain even. There are constantly dips and surges. We’re past the bottom of the market, but there are still some great deals to be had and with the current market conditions, now is a great time to buy.

1. Housing Price Gains are Slowing. Yes, home prices have gone up. In August of 2014, home prices across the country increased by 4.8% over 2013. That was the 30th month of year-over-year gains. But it’s slowing down. In 2013, the increase was in the double digits.

Here’s a quick look at the Reno/Sparks housing market. The median price for single family homes in November remained steady for the second month in a row at $260,000, while the median price for condos decreased slightly to $95,000.

Although fewer homes and fewer condos sold during the month, both categories had a reduction in available inventory. Sellers in our area continue to benefit from a shortage of inventory.

Average days on market for homes in November remained stable, but rose 15% from October for condos.

Is this a good time to buy? With a slowing in the pace of sales, and continued low interest rates, this could be a great time for you to purchase a home.

The total number of homes available for purchase in the Reno/Sparks region on December 1st was 1,103. This is a 15% decrease from November 1st, and a 25% decrease fromOctober 1st. Inventory levels are expected to rise after the beginning of the new year.

The number of properties sold in November decreased slightly from October, likely due to the seasonal trend. Median price in November was $260,000 which is a 2% increase over October.
